In this study the author examines the issue of the deed of buying and selling ppat, so to realize a legal certainty in every transfer of land rights PP No. 24 of 1997 as the implementing regulation of The LoGA has determined that any agreement that intends to transfer land rights must be proven by a deed made by and before PPAT. Basically, in carrying out its duties, PPAT relies on the activities of making formal and procedural deeds, PPAT relies on the activities of formal and procedural deeds,  so that if the PPAT is made a deed which is the authority is not in accordance with the procedures, various problems that will occur, among others , will be the authenticity of the deed of sale.

       Deed that is not in accordance with the regulation is the loss of the related party both from the seller and the buyer, as well as the sanction that will be obtained by PPAT because it has made the deed not in accordance with the procedure.Losses obtained by the parties, the relevant PPAT must be responsible for compensating for these losses. In addition, the deed only has legal force under its hands or is declared null and void, and becomes opposed to the law of conversion which causes loss, of course, it must also be related to court decisions that have legal force to do PPAT wrong or incorrect because of irregularities from the material and formal requirements for making the PPAT deed procedure. negligence in making a sale and purchase deviation that deviates from the requirements and procedures for making a PPAT deed, then administrative approval can be imposed. In other cases, problems related to PPAT's responsibility regarding the truth in making a sale and purchase deed based on Article 55 of the Indonesian Defense Agency Head Number 1 of 2006, as meant by PPAT are responsible for their privacy to carry out their duties on each deed, PPAT is also responsible answer to all the contents of the sale and purchase deed he made. The purpose of this study is to analyze the PPAT Law which carries out its duties in making sales. and the purchase deed is not in accordance with the laws and regulations and for analyzing which PPAT is responsible for the sale and purchase deed which causes future dispute.
